Seth Zirkle focuses his practice on all aspects of real estate, business, banking, and construction matters. Seth brings a wealth of experience in counseling clients on creative, and yet practical and successful, solutions, navigating perplexing issues to garner the best outcome. 

Seth’s passion for his practice is built on more than 15 years’ experience representing clients as diverse as Midwest commercial property managers, Mid-South affordable housing developers, the U.S. General Services Administration, public housing authorities, and closely-held family businesses.

A Hoosier native, Seth returned to Evansville after having practiced in the greater Washington, D.C., area and Nashville, Tennessee, where he focused on commercial land use and business matters. When he is not providing clients with legal advice and direction, Seth enjoys reading books on history and theology and spending time with his daughters and wife, an educator and professional violinist whom he accompanies on the piano from time to time.

  • Representation of the U.S. General Services Administration in connection with the anticipated relocation of the FBI headquarters from the J. Edgar Hoover Building to one of three sites in Maryland and Virginia
  • Representation of banking and financial institutions in the negotiation of debt and financial transactions, commercial lending, and presale resolution
  • Representation of a property management company in its $32 million acquisition of six commercial retail properties across Northern Indiana
  • Representation of an affordable housing developer in its acquisition, financing and development of a 267-unit multifamily project on a 16-acre site in Nashville, Tennessee
  • Representation of a developer in its acquisition of diverse commercial and residential properties in downtown Baltimore, Maryland, in connection with its development of a mixed-use project
  • Representation of a commercial real estate client in its sale of a 121-unit apartment complex in Evansville, Indiana
  • Representation of a commercial real estate client in its sale of a $22 million Class A facility in Northern Virginia
  • Representation of a renewable energy client in its closing on the ground lease of a 56-acre site in Prince George’s County, Maryland, in connection with the installation and operation of a solar power generation facility
  • Representation of property management company in its refinancing of seven properties with a $35 million CMBS credit facility
  • Representation of clients in addressing mineral and surface title curative matters
  • Representation of corporate clients in the drafting and negotiation of an array of business agreements, including, but not limited to, terms and conditions of sale, user terms and conditions, non-competition and non-disclosure agreements, asset purchase agreements, real estate purchase agreements, commercial and residential lease agreements, stock purchase agreements, independent contractor agreements, and other business transaction documents
